David, you're right, it is just a guess, hunch, whatever you want to call it. Man, I'd give my little toes to be half as smart as Buffet. The bullish case for real estate speaks for itself. It just keeps going up. To be bearish is fighting the Fed. To be realistic, I believe that as long as interest rates keep dropping or remain steady RE prices will continue to climb.

But as I look across the street at the 1100 sq. ft. ranch house that they're asking 430k for (sign says "under contract"), I just have to shake my head. Then there's all the emails in my Outlook from CEO's and VP's telling me how bad business is. There is a disconnect here.
