I have to disagree with you on the Flemmings call. There is a Flemmings here in La Jolla, San Diego and it is very very good. Much better than Ruths Chris.

you should reconsider your view towerds CAKE. Price is high but growth potential is MASSIVE. Even if the are Cake express etc. I think Management has been to conservative with growing that franchise. Cake is like Starbux, or Krispy creme was before they got into their growth groove. IMHO Paying 20-30PE is not so high when 8 resteraunts a year with no same store sales increase would easily beat that growth level.IMHO
