OT - Where do you find 'no closing cost' fixed mortgages? I hear about them once in a while, but never find one... >>

It's all word of mouth and peer pressure. I heard about the first one from my cousin, he bought a house last year, rate was 6.0, he refi'd no cost at 5.75 2 months later, then he refi'd again at 5.5 a few months after that. When there is no cost, you can do it anytime and you're not waiting to get profitable on the decision because of closing costs.

I refi'd last year (with cost). The broker called me to say I could go from 6.75 to 5.75. I told him the other broker has no closing costs, and first he said he could come down to $600. I said I'd think about it , still waiting,etc. Then he called again and said he could do it at no cost.

Hope that helps. What state are you in? I can find out if they can do loans outside of IL. Jack of All trades, mentioned Esource mortgage - I havent checked where they are, but that might be an option.
