and tech stocks in 1999

- value pumped by analysts
- buyers reinforced by plentiful dumb money
- income not verified
- appraisals dictated
- everyone needs homes
- secondary buyers are easily lined up
- hard asset status as illusory as intellectual property
- new supply coming online steadily
- bright future as far as eye can see
- etc

if he doesnt understand, then let Darwin strip him clean
