Russ, been dinking with a refi for some time.

One interesting thing I think I've noticed is the very short term rates have not moved down over the last few months, if anything strengthened and moved up (if one includes pts). I'm talking 1 month and 1 yr ARMS. OTOH the longer term rates have moved down a lot.

A reversal in LT rates could occur fairly quickly. When?

Speculation as to the economic future is just that. Wondering if at least temporarily during the course of this bear we will see some nice signs inflation, only to have it collapse again. Kind of like a drunk on a long long binge. Relapses.

So many inbalances world wide.
