Not really, except in the sense that the prices of pretty much everything go up "in inflation", and vice versa "in deflation".

Nobody buys real estate because they are afraid of deflation

Or because everybody who would ever think of buying any real estate already has done so. With mortgages galore.

The real estate crash until it happens is also just another prediction

Yes, a very credible one at this point, re significantly higher prices, low-interest environment of the past year(s) and the fact that mortgages have increased to a rather impressive level. If you have arguments to the contrary, I would love to hear them. Basically, what you seem to be saying against this "prediction" is that you have friends who think the prices of the houses they just bought will just go up at some point in the future :-)
