Trust me, they'll be back -- I refi'd last week -- rates are definitely going lower. Pd should be headed to $300, too -- I sold SWC last week, too. <g>

What going to happen to interest rates when inflation starts kicking in(actually read your post on inflation yesterday) and people in droves cant make the house payment?
