Of course leverage works both ways - if property values go down you will lose more on a percentage basis than on an unleveraged investment that goes down by a similar amount.

Could you give examples of when/why property values go down please?

I understand that natural events can affect prices. For instance I know that in Kauai after the hurricane Iniki, values plummeted, but in the 9 years since they have exploded.

And overall, it seems that over time, values have just go up, up, up.
