I replied that title companies look at the public records. Your examples, especially easements, should show up in the public record. In that sense, yes, the title report would address septic systems. I believe the question had to do with an illegal septic system, which, almost by definition, would not show up in the public records.

I have no experience with a title company actually doing a physical inspection of the property, but I suppose it could happen if there were concerns.
