For my clients, its about 50/50 for those who have a choice. FHA, VA, and most loans that are over 80% of the value of the home require escrow accounts. Most other loans give you a choice, although some lenders prefer it.

I always laugh when I come to the escrow account part of the loan application. Most people definetly WANT an escrow account or definetly DO NOT WANT it. Few people are neutral. For those who are excellent at budgeting and handling micro-manage their money, no escrow account is usually fine. Many, many people just do not want to worry about it and want an escrow acccount.

To each their own.
