I agree 1000% but I do work with the biggest mortgage banks and brokers. They are seeing a shift to very speculative adjustible products. IE 2% over libor etc. My points refered to residential and not commercial in any case. I think big property managers are screwed, between rising costs and lower rents. If they dont have locked in rates they will get murdered.
