I have read Templeton's views on housing before. He is truly a guru and a man whose opinion I respect. But if you read what he says closely, he does not say that real estate prices will fall to 10% of today's prices, but 10% of the high prices. I believe that sooner or later the forces of deflation will win, as history should have taught us. Where I differ with some of my fellow posters, I think, is that I expect that will only happen when inflation becomes so bad that it is unbearable. In other words we are not going to take our medicine voluntarily, we will be forced to.
