Of course, it'd be nice to actually own a home myself ...

Pray for a less economically challenged administration...

RE:"You're telling me. Billboards offering home equity loans everywhere in SoCal. One even has an active interest rate display, as if an equity loan or refinance deal is like getting gas."

Well, the general rule is don't refinance unless you can get 1.5% lower rates. Average 30 year mortgage is 6.23% today and I hear most people waiting to refinance have a approx. a 7% mortgage so there is no reason. The door slammed shut.
Estimates that the refinancing next year will be down approx 50%. That shuts the door on a lot of Mortgage Brokers. And trust me, a lot of them were rolling in the gravy. Only takes a ONE WEEKEND CLASS plus a test in Florida to get a mortgage brokers license in Florida too!

RE:"Of course, it'd be nice to actually own a home myself"

Sure would. Unfortunately, a starter home out there is probably $300,000+. I can remember when that was considered "real money". Rest assured, if the interest rates keep rising it will have an adverse effect on the "sellers" market.
