(d) I committed to invest in another partnership that will buy one of few lowrise commercial buildings in same neighborhood, at rental yield of 7.67% based on current rent contract (HKD 23/sqft) that is low compared to recent comparables of HKD 29-80/sqft. We intend to be very tough on existing tenants, throwing them out onto the street given any flimsy excuse, hoping to execute complete regime change by 2005 when the new development Langham Place is in full swing, in time to market space to the likes of Toys-R-Us, Sony, and up-market retailers.
