It may well be a top. I can't help the timing though. Its just how the idea impetus, previous family hinderance restrictions, and direction of area development came together.

We finally got some realtor traffic out in the area and an adjoining development has been selling 1/2 acre lots and houses like hotcakes in the range of 120 to 150k. With 23k for the lot figured in. No city water or sewer available.

And there we sit with 10 one acre plus lots ready, a road cut in, room for 40 more lots, and can't sell but about 2 a year at 25k. Thank goodness its all paid for.

Seems its going to take a built house to sell the land, and we can't get an outside GC to put us on his full for years schedule.
