What about loans that are still in the process but were locked at the bottom? Do you think the banks hedged somehow interest rate risk when they locked the rates or they are closing loans at a big loss? I have a friend who is still working on no cost refi with Wells for 15 year 4.75% $120K loan. My estimate is that it would take $5K to get this kind of loan today.
