You should be able to get $2200 for your 3/2 if in a nice area, I say this because my house in Noe Valley has 2 neighbors at exactly that price point and they are renting in the low 2000's, no problem. One of them had to take pets though to get quality tenants because the rental market just isn't what it was. I'm happy to have the tenants I have. But anyway it turns out they got some tenants with 2 cats. Why would a landlord object to cats, they keep the mice away and sleep most of the time.
