I can give you some real signs that I personally know:
a friend who has been unemployed for 1.5 years has 2 condos and a combined mortgage of $600k and has been able to refinance over and over because no document is required.

another single friend whose income is under $100k owns 2 properties each is worth $500k, and he is able to refinance several times, never got turned down.
