Answer to all of your questions is the same answer which must be given to just about every real estate question: IT DEPENDS--on type of property and its condition and desirability versus other properties on market, on market conditions in general, on attitude of the seller toward price, on negotiating skill of the seller and/or the agent, yada yada.

I think you made my point, however, by noting all the choices you had among the agents you spoke to. Many different commission rates. Many different types of agents, some you might have liked, some you might not have liked. Some whose companies you knew were tops in the marketplace; others not so "tops". Some who just worked for you, in your mind....and some who didn't.
