yuppo, on the title company. Our area, it's called "title and escrow", but plenty of ma and pa shops around as well doing tons of escrows.

Negative on the attorney owning the company as a prerequisite. Not necessary in Wa. Rather, the LPO designation with its restrictive capacity to the 60 or so prepared documents (more than enough to close 99% of transactions) is all that's required.

As far as drawing legal dcouments from scratch, that's where the attorney comes into play, and yes, this would require a license to practice law.
