I've made money over the years just as Tradelite has described, but on a smaller scale. I would move out of my previous residence, let it appreciate while a renter paid the mortgage for a few years, then sell it later for a considerable capital gain. I let a management company deal with the landlord hassle, for 10%. I've often thought if I had 10 properties appreciating, I could retire. The money I've made this way has outperformed my stock portfolio.( but then, so would just keeping it in the mattress! ) Of course, if we are in a real estate bubble, this strategy would be a disaster.
