Jurgis, You are right, I didn't put the variable rate in there and I should have. However, you will note that longer term rates are nowhere close to variable rates, so the attraction to borrow is not as tempting. At the moment, all of the banks are borrowing from taxpayers, er, the Fed, at 1% and lending fairly short term at 3-6%. A good deal for them. Unfortunately, most of us do not have access to their source of funds.
