Elroy, as we discussed earlier only existence of FNM/FRE justifies availability of 30 year fixed mortgages in US. But FNM/FRE buy only conventional loans. The question is who lends the money to jumbo borrowers? Last June 30 year jumbo loan could be had at 5.25% with no points. That wasn't Fannie who lent the money for overpriced RE at very low fixed rates.
