I got the same deal from Wells Fargo and recommended it to a friend of mine who did the same. For me it was easy as I intend to move within a couple of years so I took the free money. Since the principal amount of the mortgage did not change, it was indeed a no fee/no cost loan. It is interesting that they would choose to do this since I am neither wealthy nor that great a customer.
