if real estate tanks things get ugly not just with consumer refi spending but jobs....
heard 200,000 mortgage people were hired in last couple of years just to handle refi boom....plus at least the 100k above if not more, plus all the contractors, subcontractors and their employees....mass unemployment...
but of course housing is not a cyclical industry anymore at this new high plateau
