how is buyer paid....depends on what type of agency agreement the agent has with the buyer plus local custom.

In some areas, FSBOs don't mind paying the buyer's agent a fee for selling the home....the agent is going to do all the work any other agent would to get the home to settlement, meaning writing up the contract and negotiating it, scheduling inspections, taking care of contingencies in the contract, helping buyer arrange financing, yada yada.

In other cases, buyers agree with their agent to pay out of their own pocket for the agent's services....and of course want this amount taken off the sales price of the house, in most cases.

I hired a buyer-agent when I bought my home and paid him out of pocket. We bought a FSBO home and that seller wasn't about to pay anyone a commission. But heh heh, he also didn't have a clue what his house was worth, either. So he kept my broker's fee in his pocket and lost much more on the selling price by failing to get his own appraisal and comparative market analysis.

He believed in his own voodoo. Quite an arrogant guy to deal with in all ways, it turned out.

By the way, Don, it's illegal for a licensed real estate agent or broker to not identify himself as such in all dealings with the public.
