hi Phil,

i think the fireworks (crash in home prices) could happen even without a rise in interest rates. As you said, good paying jobs seem to be drying up. And sooner or later all the people who can refinance will have done so... the cost of living is increasing (inflation), so those that are on the brink of not being able to pay the mortgage may soon be pushed over the edge into default.

interest rates MAY not even have to rise...
