LOL...have only been out of NAR for about 4 years now. I believe I can safely say that all brokers in my area are Realtors, and require their salespeople to join, too, or forget joining the firm. A Realtor/broker can't very well have non-Realtor agents running around, can he? Shouldn't they all be on the same page and subject to the same rules? You do know, don't you, that the broker is responsible for the actions of the salesperson licensee?

And yes, the MLS is owned by the local association(s) of Realtors or should we say, operated under the auspices of the local association(s)? By the way, are they still called "Boards" in your area? That's quaint. Noticed you used that term. Were you ever a member?

And the contract in use in the DC metro area certainly includes buyer/seller agency provisions to inform the seller as to whom the agent is representing, but maybe you don't know that the contract between agent and buyer, in which agency is declared at the option of the buyer, is a separate document containing language mandated by the specific state involved? (Try to explain buyer agency to someone from New York or New Jersey, however---you might get blank stares.) And the listing agreement spells out how commission shall be paid and to whom under what circumstances.

And your point in delivering this lecture is/was????????
