I am a holder of value. My nephew is now farming the land and his son that is finishing his ag econ degree this year will be taking over someday.

Land values in North Dakota have been constant also.

The operations are huge in North Dakota relative to what they used to be. The young people that wanted to actively farm the land must have 10,000 acres under production (some of which is rented) to make a good return on invested capital. The productivity improvement in this industry has been unbelievable. There used be on an average one farm per 160 acres where I lived and now there is 1 farm per 2,550 acres. These folks that are actively farming on the low end of the acreage holding are having a difficult time making a living.
