Jim As you well know Australia is one of the few places in the world with a partially sane rate policy.

The central bank has said it is concerned about consumers borrowing, which has been fueling housing construction and home prices

Unlike Canadians and Americans, Australians don't want home prices to rise. In an egalitarian society with lots of land, it is perceived as a right for all Australians to own a home and not have it subject to foreign speculators depriving the citizens of affordable housing.

Australians forbid the sale of homes to anyone who is not an Australian resident unless it is new construction and then most new construction is not eligible for foreign ownership.

This is the one biggest flaw in the Canadian system, that in Canada you are at the mercy of wealthy non residents who run up the price of real estate to exhorbitand levels thus depriving its citizens of decent homes at affordable prices. It's disgusting.

late 2004, USEcon will be only one to suffer price infltion
three reasons why:

- rising commodity prices, principally metals and energies

- rising asian imported product and component prices

- lagged effect from mankind's largest scale monetary expansion in the history of the world
