Appreciate all of the input here------in view of the termite report reporting current infestation and my being able to see previous evidence of termites and a radon test that ended up in the upper ranges-----I am out of this contract.

While the seller usually secures the termite inspection in our area-----my realtor advised me to pay for a termite inspection myself and advised the radon inspection. I was not surprised at the termite results due to evidence of previous treatment----however was very surprised by the radon readings.

The inspection report turned up numerous items that the seller was unwilling to address.

I will remember the point about the combination of inspecting and estimating the cost of repairs before buying. This is an excellent point and certainly a necessary one if one decides to take the risk with a property with a history of termites.
