First, I am a share holder in EDV. However, I do not understand how an unrealized gain is a profit. What if companies revalued their assets on a replacement value each quarter?

Seems not riht to me. I think the profits realized is a better measure. Heck, if I had all of my unrealized gains I would be rich - unfortunately - some of them disappeared before they became cash. EDV's profits may be a down day away from disappearing.
