Also, replacement cost is factored into comparable analysis if a lot of new construction is available in an area. Then, competitive sales comparisons by buyers and sellers considers new product at replacement cost (plus builders markup).

In almost every instance that I have seen a market where resale homes outpaced new construction prices; the top was very near for used home prices for several years.
