I moved from the Fairfax Station / Centerville area to western Massachusetts for several years and have been in suburban Philadelphia (Chadds Ford) for about 7 years subsequent to that.

The demographic studies suggest that Philadelphia SMSA is on the decline and "overvalued". However, the local dynamic is urban flight and the further suburbs and Main Line are booming while much of the city and near-in 'burbs' are in decay. Just goes to show you need to understand the local environment to understand values and trends.

Route 66 was HOV inbound from 6 to 9 AM and outbound from 4 to 6 PM when I was there. Is that still the case?
