Effective Jan. 1, FHA will insure single-family home mortgages up to $160,176 in low-cost areas and up to $290,319 in high-cost areas. The loan limits for two-, three- and four-unit dwellings also increased. FHA is now sending letters to thousands of mortgage lenders and brokers to make them aware of the higher rates.

"These higher loan limits will help the FHA mortgage insurance program keep pace with the robust housing market while contributing to the Bush Administration's commitment to create 5.5 million new minority homeowners by the end of the decade," says Alphonso Jackson, HUD secretary.

FHA-insured loans are attractive to low-income and first-time home buyers because the agency requires only a 3 percent down payment.

if you are a first time or low income buyer with no money to put down why are you spending that much on a house?

at 290,000 you are looking at roughly a payment of 2800. At 30% of income that is 9,000 a month or 108,000 a year which is in at least the upper 5th of US incomes.

so that low income is bogus

as for first time at that salary, one year in a modest apartment would allow you save the down payment

I met Mr. Plunger for the first time yesterday. He arrived in Chicago from Hong Kong and I picked him up at the Palmer House and took him to my favorite restuarant in all of Chicago: The Chicago Pizza and Oven Grinder. I have been going there for over 20 years. The host and bartenders are still the same.

I have actually won several bets on this pizza. It is the most unique pizza in the world. I tell people that and offer 2-1 odds on "uniqueness" and I even let them decide (providing they take a pledge of honesty). People think: pan, stuffed, thick, thin, what else can there be? The Mediterranean Bread is to die for. A "small" chef salad is plenty for 2-3 and the Mediterranean Bread appetizer will serve 3-4.
There are no reservations and the place is packed on Friday and Saturday evenings. 45 minute waits are common at peak hours. Try and go early or late if possible. The host does not even take names, he remembers peoples faces or what they are wearing and everyone gets a table in proper order.

If you go there with 2-4 people here is my recommendation:
A Chef Salad to be split (small is more than enough for 2)
A Mediterranean Bread to be split
Individual 1/2 pound pies for everyone. Each person can decide mushrooms or not, meat or not, whole wheat or white.

On a scale of 1-10 this is simply off the scale.
Note: this has nothing to do with the stock CHGO that I am aware of.

Please, as hard as it might be after that intro, lets not discuss the merits or demerits of 999 pizza parlors around the word. OK? In fact, lets not discuss food at all. Just pointing out a great evening with Mr P.

We discussed interest rates and agree that they are headed lower, world wide but we both know that significant gains have already been made. Mr P is out of the India fund I believe. It is Trading above Nav after a huge runup. We both agree that the stock market is "frothy" or even "insane" but it can still go higher. We both like silver better than gold (but I am currently out of both, but he is not).

Let me summ up the interest rate play: If the markets head lower interest rates may be headed lower in a hurry, if market go up (unless the job situation improves, interest rates are not going higher). Since tha markets still have hikes priced in, it is the most undervalued play out there but both of us realize we have had a huge lift since DEC.

He can correct or add to this as he has time.

Palladium contract is enormous and there are no options on it. Trading is thin. Only deep pocket specs can really afford to play that. If there were calls I would buy one and sit on it, but there are not.
