Dave it has to continue until CKG or a combination of CKG and POG rises gets me enough $$$ to retire. <g>

BTW I work in the home loan business and have for many many years. I don't know about others in the same line of work but the two offices I am associated with are dead as far as purchase or refi activity. Could just be the branches.
