mish, please tell your SuisseBear that this attitude of banks in Europe is completely different when it comes to "inner circle" clients, and big corporation who almost have driven Germany banking system on the verge of bankruptcy.

Further bribery and graft is very wide spread in those circle contrary to the US who was smart enough to have some very strict laws in this respect (See US Code Title 18 Chapter 11, www4.law.cornell.edu , or Chapter 47, www4.law.cornell.edu, or Chapter 63 www4.law.cornell.edu which laws are not commonplace in Europe)

There is no secret that European bankers of all stripe would best serve as the inhabitants in some "gulags" with forced labor. They deserve it in fullest.

OT - Interest only home loans. I think they do have their place. It's crazy to market them to the general public, but I myself was considering one recently. It came down to either owning my house outright or taking out a large interest only loan to allow me to continue playing the market with a greater portion of my assets. Even though I'm not crazy about the housing market (it's pretty good still in NC - less downside imho) I like the idea of being debt free. But if we were in a different market I would have strongly considered taking the interest only loan as I think I can beat a 4% ROR.

FWIW.

one more tidbit about Europe housing. If compared living space to living space US real estate is very cheap compared to Europe.

There a room the size of a "derssing room" is counted as a fully functionally room.

1000sf is big apartment for example usually divided by living room kitchen 2 baths 3 rooms.

In the US few 2 bedroom apartments are smaller than that
