More to the point, as Alan Greenspan said yesterday, he has always bought his own homes using fixed-rate mortgages.

But then Alan Greenspan with a net worth of $18 million (last time I saw one of his disclosure reports) may not be as financially sophisticated as most Americans.

Those American's, who are more financially sophisticated than the rube running the Federal Reserve, should seriously consider using an Adjustable Rate Mortgage.

Can someone give me advice?

I was just called by my Mortgage Broker, and offered a reduction in my mortgage from 5.5% at 15 years,to 5% at a cost of 500.By my calculation,I will recover the cost after 6 months.

Are there any other costs involved or tax considerations that I was not told about?

TIA,

wgh613.
