I don't think splitting the property is the way to go, one child might think the other got the better part of the deal.

If you aren't going to leave them each a 1/2 interest as tenant in common on the whole, I would contribute it to a limited liability company, and leave them each a 1/2 share of the company.

Also would provide assets protection benefits during your lifetime.
