I thought it was your conclusion that homeowners have no equity to save. <g>

Seriously, I don't think economic conditions are such that many people today entertain the thought of selling unless they really really have to. Most of them probably feel they paid so much for the house they're in, that they can't conceive of moving and getting something else. Even a lesser house would probably cost them more in the end.

Time will tell, I guess.
