Real estate sales aren't your usual garden variety of retailing or wholesaling, performed by unlicensed individuals.

Real estate licensees can knowingly give misleading information only if they want to get in trouble later.

Virginia state law governing real estate licensees contains the following provisions (which are also found in other states):

Actions constituting misrepresentation or omission or both include:

....failure by a licensee acting as a standard agent to disclose in a timely manner to the licensee's client all material facts related to the property....(which would include failure to deliver a competent market analysis indicating the market value of the property and the most recent sales prices of comparable homes)

.....knowingly making any false statement or report or willfully misstating the value of any land, property or security

...making any misrepresentation

Actions constituting unworthy and incompetent conduct include:

...failing to act as a real estate broker or salesperson in such a manner as to safeguard the interests of the public; and engaging in improperty, fraudulent or dishonest conduct.

Penalties include license suspension, revocation and/or fines.

Besides, I never met a client who didn't want all the facts and to make up his/her own mind about what price to pay or accept. The world isn't quite as full of dumb people as some appear to think.
