if (when?) mortgage rates move up to more historically normal rates, the home prices won't increase much for quite a while. they may even move down (and yes, they could move down a lot in price). the higher mortgage rates will stop the majority of people from being able to make the monthly payments for houses that have inflated so much. it will be quite a shock to those people who want to sell their house in higher mortage rate times. they either won't sell it, or they will have to bring cash to the closing. that is my typical case prediction.
