Thanks Peter, You know what's funny is when rates were higher and the Fed was in easing mode I re-fi'd with an ARM and some thought I was crazy and should wait for rates to bottom. Well, I rode them to what could be a bottom and will likely re-fi to protect my backside, having saved interest for the last 4 years. However, now that rates look to be rising they say the re-fi activity will dry up. NOW is the time it should be booming, even if you don't pick the bottom. These will be the ones squeezed out.
