Well, good luck with your efforts. If you're going to take the plunge, then you can't beat waterfront property. I have yet to see anybody get hurt buying waterfront, even in the worst real estate markets. As long as the property is easily accessable and isn't largely swamp land, then there will always be a demand for it. One note of caution though. Before you decide to buy it, contact your states environmental department concerning possible restrictions regarding the development of waterfront property. Some states are pretty strict about what you can and can not build on these types of properties and you don't want to find out that your development plans won't fly after you've already signed on the dotted line.
