They are buying because they think they would never be able to afford a house when rates go up. Here in Silly Valley, people are buying hands over fist, thinking tech is turning around the corner.

I don't read this thread regularly, so I don't know the general feeling is here, but when you said "sounds like dumb money thinks they're 'buying (rates) at the bottom'....P.S.: They aren't" I assume you're implying that rates will soon be going lower.

Do you feel mortgage rates will fall below last July's low, and if so how low do you feel rates will ultimately go?

Right now the TNX has almost reached the downtrend line from the early 2000 top, and since the July low it appears to be in a pattern resembling a bull flag.
