bubble - area dependent and that is line with my remarks about the bifurcated economy.

I'm in the oil industry, been in it since 80. We have had net down for 20 years now. Our last sustained heavy investment period was the 70's. Bubble time - maybe. The bust occurred in the early 80's. Houston was really hit. It isn't like we are insignificant to the total economy either. We are.

Many other basic industries have been in the same boat. A few good years here and there in between, but nothing substantial.

So it is all dependent on what you are talking about.
