If investors take the time to read any books about real estate, they would come across two old rules which have been around for an eternity:

Never buy real estate you don't intend to build on or occupy in the very near future.

Never buy rental real estate located more than 25 miles from your home.

I have deceased relatives who never read those books and wound up with the craziest stuff in their portfolios, which they bought sight unseen in states far away from their homes. I wound up helping their estates dump many of those properties years later. A few of the properties were simply abandoned, with taxes unpaid, because they turned out not to be marketable.
