Everyone I know who has rented beach property has done pretty well. The problems generally are with complaints from renters rather than abuse of the property. Also, it is pretty easy to build up a list of repeat customers whom you are acquainted with.

I would rather rent than own a vacation place myself. The real headaches are storm damage, break-ins, and general maintenance.
