I am using a broad brush - commercial lending is clearly an issue. But so is private lending also going to be an issue if rates rise dramatically. My sense is many took advantage of historically low rates to refi and/or move up the food chain and buy more expensive housing.

We won't need to see 16% rates to undo a lot of these folks.

Of course, we are far from that scenario, not just in real rates but also in time... but its going to be an issue.
