Now note ARMs activity, 31.7%, folks just won't relent on this speculative moral hazard behavior

well, what can we expect when the Leader of the Free World's Banks tells people to go buy ARMs. if short rates spike and many people go bankrupt in a housing collapse, every mortgage broker in the US can point their finger at Greenspan and say "Thanks for the cover!"
